How Real Estate commissions Don't let outrageous commissions erode half of the equity you have in your home. Let's suppose your house sells for €200,000, you have a €170,000 mortgage, so your net equity is €30,000. You own €30,000 worth of house and the lender owns €170,000. If you list with an agent, you'd have to pay 5% commission, or €10,000 on a €200,000 home. You're left with €20,000 instead of €30,000! Sometimes the agent can even charge you 7% or €14,000 = nearly half of your equity in your home goes to the real estate agent! You will be left with €16,000 instead of €30,000! Sell your house yourself and all of the money remains in your pocket. You can move into a larger home, or you can make a bigger down payment on your next house, or invest your money some other way.
